Why do I need a home inspector?
Buying a home could be the most significant financial commitment you ever make and that’s why is so important to have your future home inspected.
Documenting The Home
Home Inspectors identify the types of building materials and the condition of those materials used in constructing your home. By providing you this information in a written report, you will learn what maintenance needs to be done and when some home systems may need replacing. Insurance companies and occasionally financing companies may want to know types of electrical wiring, plumbing materials, and that the home is in good order all of which you will know from your inspection report.
Deficiencies
Deficiencies are concerns your Home Inspector raises in an inspection where parts of your home are beyond regular maintenance. Examples of deficiencies range from badly neglected exterior paint to failures in building structure. Deficiencies identified in a home inspection tend to need immediate attention.
When you hire a Home Inspector, you are buying an education and custom report on the home you are buying. You will know what major expenses may be coming up near future, what minor maintenance items need to be completed, and you have an opportunity to ask questions to an expert about various systems in your new home you may not be familiar with.

Do you do repairs or recommend contractors?
No. Home Inspectors are certified home inspector experts and we are not in the contracting or construction field. Our job is to identify any possible problems and give advice. We do however recommend the home buyer, condo or commercial property own consult the BC Builder’s Association for referrals.

Do you provide a warranty on your building inspections?
No. Home Inspections do not provide unlimited or limited warranties or guarantees. However, most newer buildings should have some type of warranty from the builder. We recommend the buyer review the builder warranty prior to closing. We also strongly recommend that the property is fully insured for water damage, fire, theft, structural, etc.

Can you provide images or video?
Yes, photos and FLIR thermal images are included in all home and commercial inspections at no additional cost. Video is available at additional cost.

Will we get a written report?
Yes. A comprehensive written inspection report will be available within 24 hours upon the completion of the inspection. PDF version of the report is also available by email upon request.

In the event I have concerns prior to closing, can I contact the inspector?
Yes. Your Home Inspector can be reached by phone between 8am and 8pm, 7 days a week.
